Egyptian proptech and fractional real estate investment platform Amtar is partnering with Beltone to launch a real estate investment fund with a target size of EGP 2 billion (USD 38.2M). Moreover, its first offering is planned before the end of 2026.
The fund will allow investors to acquire fractional ownership of real estate assets through shares rather than purchasing entire properties. The structure aims to broaden access to Egypt’s real estate market.
Why You Should Care
Higher property prices have made direct ownership increasingly capital-intensive for individual investors. Fractional ownership can lower the entry point by allowing investors to purchase a share of an asset rather than fund its full acquisition.
Under Amtar’s model, investors can acquire interests in income-generating real estate and commercial assets through digital mechanisms. The company uses the square meter as the unit for purchasing fractional interests, providing a standardized way to represent ownership.
The fund will also provide a regulated ownership structure through legal ownership documents issued by the real estate investment fund. Investors will face a one-year lock-up period on their holdings, positioning the investment as a medium- to long-term vehicle rather than a short-term trading opportunity.
The Details
In an interview with Asharq Business, Amtar CEO & Co-founder Amr Afifi indicated that the partnership with Beltone aims to establish the USD 38.3 million (EGP 2B) real estate fund.
The partnership comes as Egypt’s real estate market continues to see demand for alternative investment and financing structures. The sharp increase in property prices during 2022 and 2023 pushed some investors out of the market because of the cost of buying complete units.
Amtar’s fractional investment model allows investors to own stakes in income-generating real estate and commercial assets through digital mechanisms. The company uses the square meter as the unit for purchasing fractional interests.
The partnership reflects growing interest in investment structures that allow individuals to participate in real estate through smaller ownership stakes. Amtar estimates that the addressable opportunity for fractional real estate investment in Egypt is at least EGP 100 billion.
The real estate portfolio will undergo valuation every six months by an appraiser accredited by the Financial Regulatory Authority (FRA).
The structure also creates the potential for investors to gain exposure to multiple properties rather than concentrating their capital in a single unit. Returns and risks, however, will depend on the underlying assets and the fund’s investment structure.
The Ripple
The planned fund adds another investment vehicle to Egypt’s evolving real estate market. It could also expand participation beyond investors with sufficient capital to purchase entire properties.
For the wider sector, the model could support greater use of investment funds as a channel for pooling capital into income-generating real estate. Its development also comes as Egypt considers new applications for establishing real estate investment funds. This points to continued interest in formalized investment structures for the sector.
What to Watch
The first offering, expected before the end of 2026, will be the key next step for the partnership. Investors will be watching the assets included in the initial portfolio, the minimum investment required, and how the fund’s fractional ownership structure performs once deployed.
The fund’s launch will also provide an early indication of how effectively fractional ownership can broaden participation in Egypt’s real estate investment market.
